Well-priced homes in the markets we serve do not sit long. Applications typically ask for identification, proof of income, rental history, and authorization for a background and credit check, and most landlords want to see that your income comfortably covers the rent. Having documents assembled before you tour is the single biggest advantage you can give yourself, because the first complete application often wins the home.
Many Florida communities are governed by a homeowners or condominium association, and a large number of them require the association to approve a tenant before move-in. That process can involve its own application, its own fee, an interview, and a waiting period measured in weeks rather than days. If a property sits inside an association, ask about approval timing before you give notice on your current place.
Florida law governs how a landlord must hold a security deposit and how and when it must be accounted for after you move out. Read the lease for what it says about the length of the term, renewal, notice requirements, pets, guests, lawn care, pool service, and which utilities you carry. Ask specifically who handles maintenance and how requests are submitted, since that single answer shapes your entire experience of living there.
Renters insurance is inexpensive and usually required; it also covers your belongings, which the landlord’s policy never does. Budget for the full amount due at signing rather than one month of rent, and confirm in writing what that total includes. Do a documented walkthrough before you move in, with photographs and dates, and keep it. It costs an hour and settles arguments a year later.
